San Diego County Green Lights 900,000SF Redevelopment Project

Lowe Enterprises takes a big step forward with its planned redevelopment of San Diego's County Operations Center and Annex in Kearny Mesa, Calif., as the San Diego County Board of Supervisors gives the project the thumbs up. Lowe will reinvent the county's 37-acre complex with the development of a new 900,000-square-foot green office campus.
 
The Board of Supervisors signed off on the project's Environmental Impact Report and Lowe's Disposition and Development Agreement. With approvals in hand, Lowe will soon be able to commence work on the Operations Center project, which will be developed in two phases. Once demolition of all but three existing structures reaches completion, construction of the initial phase will kick off, ultimately resulting in four new office buildings totaling 600,000 square feet, a 20,000-square-foot conference center and cafeteria, and a seven-level parking facility. The second phase will encompass the remaining two office buildings featuring a total of 300,000 square feet, and an additional parking structure. With the redevelopment of the site, the county will be able to combine operations at a single state-of-the-art campus that will be designed to meet LEED Silver Certification standards.

San Diego County is financing the project, but will have some of the burden taken off its shoulders with the sale of the 19.5-acre annex site to Lowe Enterprises and Fairfield Residential. If all goes as planned, work on the first phase of the Operations Center will commence this summer and conclude in the summer of 2012.

Headquartered in Los Angeles, Lowe acquires, develops and manages real estate across the country. Its activities over the last 36 years have involved properties with an aggregate value of $9 billion. Presently, the company has $3 billion of commercial and master-planned community projects in its pipeline.
