Construction started today on a private-public project between the Dallas suburb of DeSoto and Trammell Crow High Street Residential for the development of a mixed-use property on acreage located in front of the city’s Town Center.
The land is located at 211 E. Pleasant Run Road on the corner of Hampton and Pleasant Run Roads in DeSoto. Hampton is a major corridor through the region. The site was a mostly vacant strip mall.
The private-public partnership will involve the construction of an upscale mixed-use development at DeSoto Town Center. With more than 35,000 square feet of retail and office space, 135 one- and two-bedroom residential units and a 360-space parking garage, this development is the first of its kind in the southern Dallas County, embracing the new urbanism trend combining retail, office and residential units with DeSoto’s existing municipal complex.
The DeSoto Town Center project (pictured) has an initial price tag of $26.5 million for the first phase of development.. It is the first of three catalyst projects envisioned by consulting firm RTKL to revitalize Hampton Road.
The first is at the corner of Hampton and Pleasant Run in what is now the parking lot of Town Center. It is called the DeSoto Town Center project and suggests that the area along Hampton Road could accommodate a combined use of retail, neighborhood services, and diverse housing with the parking for the complex contained in a three story garage on the interior.
The second project is called Central Park and involves using existing open space in the area of Heath Creek and Spinner Road along Hampton for a public park with infill town homes.
The third plan is called Belt Line Village and would be located at the corner of Hampton and Belt Line Roads. This corner has historic significance since it is the area where the first residents of DeSoto settled. Belt Line Village would contain restaurants, retail, neighborhood services and diverse housing.
The DeSoto Town Center project is scheduled to be complete by February 2009, according to city information.
