Brookwood Buys Tamarac Plaza Portfolio for $41M

Brookwood Financial Partners L.P. sold three office buildings totaling 355,269 square feet in Denver's Tamarac Square to Parmenter Realty Partners for $41 million. The portfolio consists of three buildings located at 7555 E. Hampden Ave., 7535 E. Hampden Ave. and 7600 E. Eastman Ave. The properties were about 70 percent occupied at the time of sale. CB Richard Ellis represented the seller. The buyer was represented in-house.

Originated by Wells Fargo for repurchase by Fannie Mae, the secured interest only loan has an all-in effective interest rate of about 6 percent and matures in 11.5 years, the first 10.5 of which will carry a fixed rate, with the final year carrying a floating rate.
Healthcare REIT Snaps Up Wellness Centers in $100M Sale-Leaseback Deal
Four wellness centers operated by Life Time Fitness Inc. have come under the ownership of Senior Housing Properties Trust, courtesy of a $100 million deal. Life Time Fitness will continue to occupy the properties under a triple-net lease agreement through its subsidiary, LTF Real Estate Co.
Fund Invests $44M in Texas, Ohio Student Housing
The Place/BV Student Housing Fund L.L.C. continues to make investments in student housing facilities across the United States, with two more announced today. The properties will be developed in Texas and Ohio for $44 million with completion set for next summer.
