Financing in Place for Flex Property in Poway

With a $21 million loan in hand from Wrightwood Capital, the Emri Group will acquire a 144,000-square-foot flex building in Poway, Calif., about 20 miles outside of San Diego. Located within the tight I-15 Corridor at 14040 Danielson Rd., the property consists of 60,000-square feet of office space and 80,000 square feet of manufacturing and warehouse space. Presently 100 percent leased to respiratory disorder product developer ResMed, the building will be leased up at current market rates to a single tenant or multiple occupants upon the current tenant's impending departure.
