New Procter & Gamble Factory Slated for Utah

Procter & Gamble has selected a 750-acre site in Box Elder County, Utah, as the location of a new $300 million manufacturing plant. It will be the first P&G factory on a greenfield site in the United States for the Cincinnati-based personal care products giant in more than 30 years.

Box Elder County is the northwestern-most county in the state, with a current estimated population of about 46,400, according to the U.S. Census Bureau, up from 42,700 in 2000. Operations at the new P&G facility are expected to begin in 2010, employing about 300 people.

P&G will use the facility to increase its manufacturing capacity for the firm's family care division, which includes the tissue and towel brands Bounty, Charmin and Puffs. Colliers International, which facilitated the site selection process for P&G, noted that key considerations about the site were its accessibility to water delivery, wastewater, rail and utility infrastructure, which will all be required for the facility's future growth.

"Procter & Gamble's land requirements were large, but its infrastructure needs were the driving factor in the site selection," Gregg Wassmansdorf (pictured), vice president and manager of Colliers International's location advisory and incentives practice, told CPN this afternoon. "The process took about a year, and there were a number of competitive sites, but in the end the Box Elder County site proved to be the best one."

According to Wassmansdorf, the site selection process covered much of the western United States, with Colliers assuming the role of "buyer" to secure options on short-listed land parcels. State and local incentives were important, he added, but not determining factors in the site selection. In Box Elder County, Colliers engaged Stefanie Tugaw of Coldwell Banker Tugaw Realtors to provide local brokerage support.
