Brandywine Executes 195,000SF DC Lease with Time Warner

Brandywine Realty Trust has executed a 10-year lease transaction with Time Warner Cable Inc. for 195,000 square feet in South Lake at Dulles Corner, a 268,240-square-foot office building in Herndon, Va, a suburban office market in Washington, D.C. The lease brings South Lake at Dulles Corner to 73 percent leased.

Time Warner Cable will relocate from several non-Brandywine locations in the Herndon area and will occupy the South Lake building between April and August of 2009.

The 10-story office building is located at the intersection of the Dulles Access and Toll Road and Route 28 in the Dulles Corner office park. Brandywine owns six office buildings in the park totaling 1.1 million square feet, and has the ability to develop an additional 200,000-square-foot office building.

"We are pleased that Time Warner Cable has recognized and validated the superior characteristics of South Lake at Dulles Corner," Robert Wiberg, executive vice president & senior managing director of Brandywine said in a release. "We recognize that Time Warner Cable had other options and appreciate their endorsement and support of our project."

CBRE's Northern Virginia office represented both Time Warner and Brandywine in the transaction.

CSV Acquires $214M Mezzanine Loan on Hotel Portfolio
Carlton Group has reported that Carlton Strategic Ventures, CSV, the principal investment and merchant banking group of the Carlton Group, has acquired a $214 million participation in the M7 mezzanine loan tranche on the Extended Stay Hotels portfolio. The M7 loan tranche is a senior mezzanine level tranche with over $1 billion of subordinate debt and borrower equity. The M7 mezzanine loan is part of a $7.4 billion financing provided by Wachovia Bank, Bank of America, Merrill Lynch, and Bear Stearns to fund the acquisition of Extended Stay Hotels Inc. by the Lightstone Group in June 2007.
