Trammell Crow Co. has opened a new 61,500-square-foot air cargo handling facility at the George Bush Intercontinental Airport in Houston (IAH). The cost of the facility was not disclosed.

The International Air CargoCentre II (pictured) will help move Houston’s growing volume of cargo--up 5.1 percent in 2006 and 5.7 percent in 2007.

“As a natural gateway to Central and South America, Houston is primed for air cargo growth,” Jeremy Garner, vice president working out of Trammell Crow’s Houston office, told CPN today.

In recent years, China, Korea and Taiwan have opened cargo routes through Houston, Garner continued. Now airport marketers are vying to compete with Miami. “Miami is the point of entry for 70 percent of the perishable goods and 80 percent of the flowers coming into the country from Central and South America,” he said. “We want shippers to look at Houston as a logical alternative to Miami.”

The new facility includes nearly 6,000 square feet of speculative office space split evenly between the first and second floors. Located in the airport’s new East Cargo Area, the facility offers direct airplane ramp access, 20 parking slots for 747s and is adjacent to the IAH’s new Federal Inspection Services center. The building’s efficient and flexible layout can accommodate a variety of floor plans, boasts a six-inch thick insulated concrete floor slab, a 100-foot span between columns inside and plenty of back up power. It also has a 24-foot clear height, 52 by 50-foot truck dock bay, abundant parking and excellent access to all major highways serving IAH, including US 59, Beltway 8 and FM 1960.

Trammell Crow has developed or acquired over 500 million square feet of buildings with a value exceeding $50 billion. As of March 31st, 2008, the company had over $9.1 billion in projects in process or in its pipeline. The company is an independently operated subsidiary of CB Richard Ellis Group Inc., the world’s largest commercial real estate services firm.
